What Should Be Included in a Condo Janitorial Contract?
A good condo janitorial agreement should make expectations easy to understand for both the association and service provider. The more clearly the scope is defined, the easier it is to evaluate performance and avoid confusion about additional work.
Defined Common Areas
The agreement should identify which lobbies, hallways, stairwells, elevators, laundry rooms, entrances, designated trash areas and other shared spaces are included.
Task Frequency
Boards should know which tasks occur every service visit and which are performed periodically or as needed.
Communication & Additional Work
The contract should establish who the main contact is, how issues are reported and how work outside the recurring scope is quoted and approved.
Broader Building Services
If your association wants one vendor for more than cleaning, ask whether the company can also support inspections, preventative maintenance, waste needs, grounds care or snow and ice service.
