Condo Preventative Maintenance Checklist
Preventative maintenance helps condo associations identify routine property needs before they become larger disruptions. The exact checklist depends on the building, its equipment and which responsibilities belong to the association.
Routine Common-Area Observations
Watch for damaged lights or fixtures, visible leaks, trip hazards, door or hardware issues, unusual deterioration and other conditions that should be reported to management or the appropriate contractor.
Interior Shared Areas
Review entrances, hallways, stairwells, laundry areas and other shared spaces for cleaning needs and visible maintenance concerns.
Exterior & Seasonal Areas
Seasonal planning can include grounds, designated walkways, entrances, snow and ice needs and other exterior areas included in the association’s maintenance responsibilities.
Document & Escalate
A routine inspection process is most useful when observations are communicated clearly so the board or property manager can decide what needs approval or a specialized contractor.
