Quick Answer: Starting Price Ranges
Based on A&M Property Services’ estimating experience, illustrative starting monthly condominium janitorial pricing may fall in these ranges:
Northside Chicago / Suburbs
$25–$50
per unit, per month
Starting price range only
Downtown Chicago / Streeterville
and Surrounding Areas
$55–$90
per unit, per month
Starting price range only
Pricing note: Pricing varies based on building location, size, service frequency, accessibility, operational requirements, and the scope of janitorial services requested. All pricing is preliminary and subject to a customized flat-rate proposal.
Important: These are starting price ranges based on A&M Property Services’ estimating experience. They are not fixed prices, maximum prices, guaranteed quotes, or independently verified Chicago-wide averages. Actual monthly pricing may be higher depending on the building’s needs, service frequency, and complete scope of work.
Example Monthly Budgets
The following figures are simple illustrations calculated from the starting per-unit ranges, not actual proposals. Minimum staffing and contract requirements may raise the price for smaller properties.

|---|---|---|
| 10 | $250–$500 | $550–$900 |
| 15 | $375–$750 | $825–$1,350 |
| 25 | $625–$1,250 | $1,375–$2,250 |
| 50 | $1,250–$2,500 | $2,750–$4,500 |
| 100 | $2,500–$5,000 | $5,500–$9,000 |
What’s Included in Condo Janitorial Services?

The agreed scope may include lobby and entrance cleaning, hallway vacuuming and mopping, stairwell cleaning, elevator cleaning, interior common-area glass spot cleaning, common restroom cleaning, and debris removal. Waste collection from floors or designated pickup points may be an additional responsibility. Services are customized for each association; not every task is included in every contract.
Key Factors That Affect Pricing
- Service frequency: Once or twice weekly versus Monday–Friday, weekend, or seven-day service.
- Building size and layout: Number of floors, hallways, elevators, stairwells, amenities, and common areas.
- Trash collection: Centralized disposal versus floor-by-floor or designated-unit collection.
- Location and access: Parking expenses, loading access, security check-ins, and equipment logistics.
- Insurance requirements: Some properties require higher coverage limits or additional endorsements.
- Additional services: Snow and ice removal, lawn care, seasonal maintenance, or other agreed work.
- Contractor coordination: Meeting authorized plumbers or other contractors, providing access, and showing them the relevant building areas. Licensed contractors perform specialized repairs; coordination does not include those repairs.
- Special requirements: Emergency response, after-hours availability, inspections, and management communication.
Why Downtown Chicago Pricing Can Be Higher
Downtown condominium buildings, including those in Streeterville, may require paid parking where contractor spaces are unavailable, higher insurance limits, frequent cleaning schedules, additional staffing, larger common areas, floor-by-floor waste collection, and extra time for loading docks, freight elevators, or security procedures. These factors can increase operating costs. Not every downtown property has these requirements, and some North Side buildings have them as well.
Why Two Buildings With the Same Number of Units Can Have Different Prices
One 30-unit association may need lobby and hallway cleaning twice a week. Another may require daily janitorial coverage, floor-by-floor trash collection, snow removal, lawn care, and staff availability to meet outside contractors. Although both contain 30 units, their workloads and responsibilities are very different. The second building’s per-unit monthly cost may be substantially above the starting ranges.
